This may seem completely counterintuitive, but the reality for most property managers and strata agents is that they spend very little time actually managing the property! Managing a property is easy! Properties don’t get emotional, create conflict, call in sick, or file lawsuits!
Most of the job of a Strata agent is managing PEOPLE, which is far more difficult and time consuming!
Of course property managers need to know the mechanics of a property and have a basic understanding of how plumbing, roofing, windows, etc. all work, but more importantly, they need to have amazing communication skills!
As a property manager, you will be constantly dealing with different people and stakeholders in the buildings your manage such as vendors, building owners, caretakers, concierge staff, rental managers, lawyers, and of course, Council members!
If property managers only had to worry about managing their properties, they would be able to finish their work by 10am every day, but the reality is that 90% of their time is going to be consumed by emails, phone call, and meetings with PEOPLE!
