Sometimes, for whatever reason, things just don’t work out between a Strata Corporation and the Strata Management company. This can be due to a personality conflict, or one side not meeting the expectations of the other. When things break down, how exactly can you get out of your strata management contract?
Regardless of what your contract states, in BC, all that is needed is for either party to give the other party 60 days minimum notice. It can be more, but can’t be less than 60 days, unless of course both parties agree to it in writing.
For a BC Strata Corporation to terminate a strata management agreement, unless your contract states differently, they must first obtain a 3/4 vote resolution from the owners. This can be done at the AGM, or at an SGM. And no, your outgoing strata management company does NOT need to know that you are holding this SGM…that would be very awkward indeed!
As you can see, it’s very simply to end a strata agency agreement. Don’t let anyone tell you differently!
